After discussing your project, we'll review your site plan and/or conduct a site visit to further evaluate the site, design intent and feasibility.
Post visit or plan review, we'll provide a design proposal based on the site conditions, scope of work and budget for your review and to move forward with the design process. The plans will be conceptual in the first phase. Upon any revisions and acceptance, we'll move forward with the CD's (Construction Documents) that will be utilized throughout the construction process, permitting and value engineering.
Frequently asked questions
Other pool and outdoor living companies provide free design. Why does Stillwater charge a fee? We are a professional design build firm. You'll meet with an Aquatic design professional and/or licensed Landscape Architect with technical knowledge. Not a salesman.
What is an MEP plan? Mechanical, Electrical, Plumbing. All of our projects include a specific MEP plan. As technolgy has evolved, and the demands on systems have increased it's important the trades people understand the pipe sizing, electrical specifications and other mechanical add-on's to ensure the equipment demands are satified preconstruction and post construction.
What do the plans include? After the initial consultation and meeting. We'll begin space planning and factor in all of the elements required. These considerations will be implemented in the conceptual drawings and renderings where we'll meet again for review in person or electronically. In some cases, you'll want to make changes. The changes will be made reflecting such for an additional review. Once satisfied, we'll commence production of the CD's. Depending on the size and scope of work, the plan pages will include technical information, mechanical, structural and engineering plan pages as well as elemental details to ensure the trades people understand the design intent and material applications.
Does building a swimming pool increase my property value? Generally, yes. The type and elements of the pool will dictate the value and return on your investment.
How much does a pool cost in DFW, Texas? This is a loaded question. The cost is based on many factors. Soil conditions, size, water feature elements, material selections and overall existing site conditions. It is best to develop a budget that you, the owner or stake holder is investing in your property that determines what is comfortable and design/ build from there within the budget with a reputable a builder.
Do you include irrigation, planting plans and installation? Yes, if that scope is required and requested. Plant selections and your planting plan are produced by a licensed landscape architect to ensure soil and zone applicability.
Do I need a soils report to build a pool in Dallas Fort Worth? Soil conditions in greater DFW can vary, we suggest obtaining a soils report. The reason being, you are investing thousands of dollars in a project that will most likely settle in highly expansive soils and in some cases rock. Certain conditions can be cost drivers. This will help with budget determination and the engineering methods applied. The soils report will additionally assist in the structural engineering design of the vessel and proposed structures for longevity and stabilty in the existing soil conditions.
I have my own builder but would like Stillwater to design my project, can you provide the plans? Yes, our process remains the same, less the execution of the construction process. We are available thoughout the project to partner with your builder. We serve client's nationwide.
